Just 15 minutes west of Huntsville and 45 minutes west of Algonquin Provincial Park, this three-bedroom bungalow hugs 105 feet of Fox Lake’s shoreline. It sat on the market listed at $569,000 less than two years ago. This June, the sellers brought on agent Jeanette Grant, who raised the asking price, set up a broad promotional effort and did some staging. Quickly, two offers emerged.

“More buyers from the GTA than Muskoka were looking at this one,” said Ms. Grant, who lives and works in both markets.

“I sold this property $50,000 over list in five days, while a cottage in close proximity listed at the same time by another agent, took 60 days to sell for $45,000 under its original list price.”

WHAT THEY GOT

THE AGENT’S TAKE

“It has a really beautiful view of a Crown island directly in front,” Ms. Grant said.

“The lovely, sandy beach and waterfront were accessible from a gentle slope, which were big attractions for the buyers.”

The rich collection of urban amenities nearby was also enticing. “It’s in close proximity to Huntsville – a truly fabulous, friendly community,” Ms. Grant said.
